The Supervisor will be responsible for complete oversight, supervision, planning, and coordination of the daily work of 11 staff members; including (2) carpenters, (2) locksmiths, and (7) general maintenance technicians (GMT) working on all University's campus buildings; 24 hours, 7 days a week. Utilizing a combination of employees and contractors, this person will oversee the maintenance and repair of building structures. Work includes but is not limited to; general interior repairs and upkeep; doors, locks, openers, and keys; repairs and maintenance of building envelope systems including roof, glass, and masonry; and maintenance of elevators and ADA lifts and ramps. This position also oversees the mechanical key systems and tracking of all University building keys through key management software. Provides input on capital, renovation, and general repair projects to ensure code compliance and adherence to established Brandeis standards. Will have oversight of small project planning and execution, in conjunction with Brandeis Capital Programs team. Responsible for extensive coordination and communication with faculty and staff throughout campus to ensure smooth operation of and maintenance for all above building systems. The hiring range for this position is $98.2k - $104.2k The schedule for this position is Monday - Friday, 9:00 AM - 5:00 PM. This is a 35 hour a week position. Responsibilities: Supervise Plans, assigns, and supervises the daily work of 11 building trade staff members and various contractors in the repair, operation, and maintenance of buildings, including ceilings, floors, roofs, walls, stairways, doors, windows, door hardware, locks, millwork, and masonry. Uses CMMS (Maximo) to assign, process and analyze daily work orders. Responds to emergency calls or issues, either directly or through the assignment and management of other staff. Mentor team members to enhance their skills and performance. Conduct regular inspections to assess the quality of work and identify areas for improvement. Creates standards for building trades portfolios and ensures they are followed. Upholds all Union Contract agreements and ensures staff does the same. Assist other Supervisors with Staff as needed. Work Prioritization/Assignments Leads, prioritizes, and oversees all aspects of Building Trades operation and maintenance work. Manage and ensure that all work is completed efficiently and to high-quality standards throughout campus with their staff and contractors. Ensure staff and contractors follow Brandeis’ Processes and procedures. Create and review reports within the CMMS to monitor and track customer service key performance indicators (KPIs).   In conjunction, with the Capital Programs team, plans, coordinates, and oversee small projects around campus. (These are, but not exclusively, building trade related upgrades, minor classroom or office improvements, or small renovations done by contractors). Maintains electronic records and files, processes weekly payroll and other required administrative or financial paperwork. Assist other Supervisors with work as needed. Budget and Contract Management Responsible for tracking Building Envelope budget within larger Facilities Operating Budget. Negotiates and oversees all service and maintenance contracts related to elevators, ADA lifts ramps and doors, glass, masonry, flooring, carpentry, painting, keys, roofs, etc. Coordinates all periodic inspections required by local, state, and other governmental authorities, and maintains all files documents related to elevators, building codes, and lodging. Development and implementation of short- and long-term work plans and schedules for recurrent and preventive maintenance programs for building envelope systems and all aspects too. Customer Service Maintains strong working relationships with all University partners, including Public Safety, Campus Planning & Operations, faculty, students, and other community members, providing appropriate communication and customer service in accordance with established departmental expectations. Maintains accurate records of work orders, project timelines, and expenses. Keeps management, along with faculty, staff and customers constantly updated and informed on ongoing work in a timely manner. Coordinate with other departments and stakeholders to ensure smooth project execution with minimal impact on research and teaching missions. Communicate with State and City Officials regarding building license and permit matters. Additional Job Description: The Building Trades Supervisor will primarily work on-site in various indoor and outdoor settings, including construction sites, lab facilities, and office and classroom environments. It is expected that approximately 50% of time will be in the office and 50% be on job sites/work throughout campus. The position may require occasional work outside of regular business hours to accommodate project needs or emergencies. Observe safety rules at all times. Read, write, understand and carry out oral and written instructions in English. Work on ladders and scaffolds, and in bucket trucks, pits and manholes. Manually lift up to 60 pounds (heavier material or equipment is lifted using other methods). Drive a university vehicle. Education, Work Experience and Licenses: Education: HS/GED required. A.S. preferred. Vocational training is preferred. Work Experience: 8+ years of related work experience. Minimum of five years trades supervisory experience in an operational or construction (superintendent) setting. Prefer experience in both. Experience in higher education is a plus. MA State Construction Supervisors License required. Valid and current MA State driver's license required. Additional Skills/Requirements: Demonstrated knowledge of MA building codes, regulations, and safety standards to ensure compliance with local, state and federal code and permitting regulations. Excellent people and communications skills. Familiarity with construction equipment and tools. Solid understanding of email, spreadsheet and project software; ability to verbally and electronically communicate with a broad array of demanding faculty and staff. Must be able to develop and maintain positive and productive working relationships in a higher education environment. Ability to read and interpret blueprints, schematics, and technical drawings. Flexibility to adapt to changing priorities and deadlines. Proven experience in construction supervision and project management. Strong leadership and interpersonal skills. Written/Verbal Communication Frequent use of verbal and written skills though the work order system. May explain and offer guidance on routine procedures. In-depth knowledge of concepts, practices and procedures with ability to use in varied situations. Has frequent contact with other employees, professional staff and/or external contacts to give or obtain information or delivery service. Decisions affect a work unit or area within a department. May contribute to business and operational decisions that affect the department. Problems are varied, requiring analysis or interpretation of the situation. Problems are solved using knowledge and skills, general precedents and practices. Sets own goals and determines how to accomplish results with some guidelines. Supervisor/manager provides broad guidance and overall direction.
