Job Description Summary: As a design and/or construction matter expert, provide technical guidance and overall leadership to project team members throughout all assigned project phases. The Construction Project Manager IV is responsible for all project parameters, including scope, budget, schedule and quality as the project progresses from planning through occupancy or through assigned project phases.  With oversight from the Director, the Construction Project Manager IV is responsible for taking a prominent project leadership role, heading interactions with key leaders of the project team, mentoring other FP&C team members, and successfully delivering complex and/or sensitive projects. Responsibilities: - Assist with project planning by reviewing Programs of Requirements for proposed capital projects. - Ensure contract documents are developed in accordance with applicable codes, design standards, master plan requirements, and the approved program and project authorizations. - Ensure project architect/engineer submits required design documents to appropriate authorities inside and outside of the A&M System for approval. Conduct constructability reviews and perform quality assurance at design milestones. - Act on behalf of Facilities Planning & Construction (FP&C) as a project customer service representative to clients affiliated with assigned projects. Act as a liaison for the coordination of pre-construction and/or construction activities with the client. - Organize and support design and construction meetings required to ensure all project deliverables are met. - Conduct design initiation meetings and/or preconstruction conferences. - Provide Quality Assurance by reviewing the work of project team members to ensure compliance with construction contract requirements and design standards throughout assigned phases of the project including, but not limited to, periodic inspections of site activities of contractor and third party consultants, interpretation of contract documents, approvals for payment, review of proposals for additional work or time, and verification of proper performance of all building systems and equipment. - Provide mentorship and direction to other FP&C team members. - Prepare Requests for Qualifications and Requests for Proposals. Serve as voting or non-voting member of the selection committee for design and/or construction teams. Negotiate and manage architectural/engineering, construction and third party contracts. - Prepare project materials for submission and/or approval by The Texas A&M University System Board of Regents, Texas Higher Education Coordinating Board, and applicable campus administration personnel and organizations. - Oversee project budget and schedule conditions. Submit all project cost information to the FP&C Planning and Controls Division for inclusion in the parametric cost database at the conclusion of the project. - Oversee the closeout process from Substantial Completion through training, furnishing, certification of systems, commissioning, and financial closeout of contracts. - Other duties as assigned. Education and Experience: - Bachelor's degree or equivalent combination of education and experience. - Six years in design or construction with experience in project management. Registrations, Certifications, and Licenses: - Registered Architect or Professional Engineer in the State of Texas or Certified Construction Manager or ability to obtain within one year. Knowledge, Skills and Abilities: - Knowledge of construction principles and practices. - Ability to read and interpret contract documents. - Ability to travel. - Ability to multi-task and work cooperatively with others.
