PURPOSE The Director, Facilities Services provides leadership and strategic direction for Islander Housing. Responsible for compliance, and coordination with internal and external stakeholders. DESCRIPTION Functional Area 1: Facilities Management Percent Effort: 60%       Job Duties Maintains work processes and procedures for preventative maintenance, deferred maintenance, and corrective maintenance. Maintains work process and procedures for efficient management of unit turnover and refresh to support move in by residents. Manages and coordinates vendors for summer turns. Manages building proctors in coordination with building maintenance and renovations. Serves as the primary contact for Housing Operations, engaging with parents/students to resolve complaints and ensure effective communication and problem-solving. Provides the EAVPO for Operations with progress updates on work orders, facilities items, and other maintenance department related items Solicits and evaluates all facilities agreements such as landscaping, elevator, pest control, semester tuns, pool, fire alarm/fire suppression inspections, etc. Leads, develops, and implements overall strategic plans for housing facilities. Serves as part of leadership team. Formulates and implements policies and procedures. Supervises and directs staff and activities of project teams or functional areas. Reviews and evaluate suggested changes to new and existing continuous quality improvement practices. Responsible for management of designated annual budget. Oversees communications, promotions, and public relations in relation to facilities. Oversee the development, direction, and evaluation process of compliance and internal controls. Overseas the management and maintenance of buildings. Plans long-term, strategic projects. Ensure compliance with standards, policies, and procedures. Completes special projects. Assists with development and coordination of programs. Serves as an advisor/consultant regarding matters relating to operations. Ensures satisfactory completion of facility related projects. Provides a high level of customer service to internal and external customers seeking feedback to continually improve service quality. Functional Area 2: Supervisory Percent Effort: 30%       Job Duties Supervises the evolution of construction from site capture to occupancy. Coordinates   presentations of construction progress. Supervises assigned staff which includes Maintenance, Grounds, Custodial and Administrative support. Establishes and ensures communication and enforcement of rules/regulations for supervised staff members and student workers. Provides direct guidance and leadership to facilities staff. Oversee the coordination of programs, ensuring program goals are consistent with the mission. Establishes performance goals and matrices to evaluate the success of areas of responsibility. Conducts performance evaluations. Assign tasks or responsibilities to others and monitor work performance. Functional Area 3: Other Duties   Percent Effort: 10%       Job Duties Performs other duties as assigned. QUALIFICATIONS Bachelor’s degree in applicable field. Ten (10) years of related experience. Additional education and/or experience may be considered as a substitution for the minimum requirements: High school diploma/GED and fourteen (14) years of related experience. Associate degree and twelve (12) years of related experience Master’s degree and eight (8) years of related experience Doctoral degree and six (6) years of related experience Generally supervises. Ability to maintain the security and integrity of critical infrastructure, which may include communications systems, computer networks and systems, cybersecurity systems, electrical grid, hazardous waste treatment system or water treatment system.
