Preventive Maintenance Technician II performs preventive maintenance on the mechanical systems installed at WashU Medicine. This position will also provide emergency response for maintenance issues to building systems on campus as they occur, and repair items within their capability. Job Description Primary Duties & Responsibilities: Maintains accurate records of maintenance activities and reports any findings or issues to the appropriate personnel. Assists the manager with ordering and tracking inventory. Performs Elevator Recall Testing. Performs emergent repairs. Keeps managers aware of facility conditions, problems, and needs. Cleans HVAC coils. Lubricates compressors, dampers, motors, fans, and pumps as scheduled. Changes filters, adjusts, and replaces belts on air-handling units, compressed air systems, and supply and exhaust fans. Inspects mechanical equipment to ensure efficient and proper operation. Performs exterior lighting checks. Ensures outside and roof drains are kept clear of debris. Cleans equipment and spaces as needed. Performs other duties as assigned.
